Percy Place

9 Percy Place is a Grade II listed Georgian townhouse in central Bath, forming part of the city’s distinctive historic townscape. Studio four point ten were appointed to lead the renovation and sensitive alteration of the lower garden level, including the replacement and modest enlargement of the existing rear extension.
The project addresses a common challenge within historic family homes: creating comfortable, practical living spaces within a constrained and often poorly performing historic fabric. The existing lower ground floor was cold, disconnected from the garden and lacking the sense of space needed for modern living. Our proposals introduce a new kitchen and dining environment with a stronger connection to the garden, alongside improved storage, layout and thermal performance.
The new rear extension replaces an older structure of limited architectural merit with this contemporary addition formed in timber and stone, more open to the garden and more inviting of natural light deeper into the building plan.
