St Leonards-on-Sea

125 Marina is a Grade II listed stuccoed townhouse forming part of a distinguished late-1830s seafront terrace at St Leonards-on-Sea, designed by the prominent early 19th-century architect and developer James Burton. Part of the wider Marina, the terrace is a strong example of Burton’s classical domestic architecture and makes a significant contribution to the historic and architectural character of the seafront.

Studio four point ten were appointed at the outset of the project to develop a clear and sensitive strategy for the renovation and conversion of the building, following years of unsympathetic alteration and deterioration caused by its exposed coastal setting. Working closely with the client, conservation officer, and local planners, we successfully secured support for an ambitious yet carefully considered scheme that seeks to restore the house closer to its former prominence as a grand seaside residence.

The design combines rigorous conservation principles with contemporary refinement, reintroducing architectural coherence, material quality, and spatial clarity while incorporating modern comfort and flexibility. The result is a renewed home that both respects and enriches the historic narrative of the building while ensuring its continued relevance and enjoyment for contemporary living.
